Presley has moved her son, Alex back to Beaufort, the small town she loved and used to call home. She’s to take on the renovations for a bed and breakfast that was left to her son and build a new life. The only problem is the Palm Inn is half someone else’s. Levi owns the other half and he’s determined to sell it.
Levi is Alex’s uncle. He hasn’t seen Alex or Presley in years. Being an NFL quarterback keeps him busy, but he also harbors some animosity since Presley left his brother. However, it doesn’t take long for Levi to realize that his brother Tanner was less than honest about what tore his little family apart.
Presley and Levi want different things, but it doesn’t take her long to win him over. Their powerful feelings quickly transform from dicord to lust. Being with her feels like a betrayal of his brother, but Levi just can’t resist his attraction.
You find love when you least expect it. However, their situation couldn’t be any more complicated. It’s going to get messy.
This was a story of a love that developed over time and turned into the type of relationship they both yearned for. The authors will take you through the struggles and heartache that will accompany the path to happiness. Levi is a great guy who will sacrifice and put Presley’s and Alex’s needs first. Presley knew what she wanted and what was no longer worth pursuing. She stayed true to herself and in the end everything worked out exactly as it was meant. An enjoyable romance with enough drama to keep you turning the pages and wishing for the HEA.
Our heroine Prelsey learns her son, Alex, has inherited half of the family B and B- and the thought of restoring this amazing inn back to its former glory sounds like a great gig, except for the fact that she learns the other half has been inherited by her ex’s brother, Levi. Not only do they have that awkwardness to contend with, but they also both have divergent ideas about what to do about the B and B- and getting on the same page is not going to be easy, especially once sparks start flying.
From their very first meet-cute (our should I say RE-meet cute), I loved these two together. The story has a good dose of angst- particularly given Levi’s baggage as it relates to his attraction to his brother’s ex. But we have so many sweet and sincere romance that make this small town romance just super feel-good and heartfelt. And, as usual with these two authors, we have plenty of funny and sexy moments too. Their connection blossoms so authentically and so endearingly, you just fall madly in love with them both- rooting for them to find their own path forward.
Presley is a super likable heroine- she’s clever, loving, got a bit of spunk, and she’s such a wonderful and thoughtful mother. And Levi is everything I want in a Vi-Pen hero- swoony and sexy. Houston, we have a dirty talker! I loved him with Presley, but I also loved how he tries to repair his fragile relationship with Alex, Presley’s son, to be the uncle and father figure he deserves.
Of course, given these dynamics, their path to romance isn’t easy, particularly emotionally- but their connection felt so stable and sure. In the end, all you can do is follow you heart, and stay true to who you are and who you want to be, and I loved the sweet way these two found each other and found a path to do just that. All the sweet, swoony feels!
I love that they always give their readers such relatable heroines. And Presley is no exception. This hard-working single mum’s young son has come into a windfall, but not in its entirety. You may ask who the other inheritor is. Here, Keeland and Ward don’t keep us guessing; however, what’s to come is a real challenge for Presley. I adored how she put her kid’s needs first, that she wants for him what she’d had as a youngster.
What happens in a rather embarrassing meet-up between Presley and Levi Miller left me in stitches. Then, not seeing eye to eye about the legacy turns up the tension and one of the reasons they quarrel like cat and dog. I had to smile when Levi threw down a well-thought-out gauntlet—aah, but he wasn’t banking on Presley’s tenaciousness.
It’s difficult for me to put into words just how much I enjoyed observing Levi and his nephew bond together. So many heartwarming acts of kindness had me dabbing my eyes. But when Levi and Presley face up to their moral responsibilities and consequently make choices, I didn’t know where to put myself.
Keeland and Ward never fail to deliver all the feels, non-stop banter, great character development, and what dazzling storytellers they are. This is one must-read you don’t want to miss! Bravo!
Things I didn't like so much: the rush of the mc's finally getting to be together, the random nosey live in neighbor was too random, the meddling mom who caused more harm than good, too few scenes with the kid to be a great single parent read.
This was a good story, but not a favorite of mine from these authors. I will continue to read more from them in the future.

Presley and Levi’s story just proves that you can’t choose who you fall in love.
Yes,it does hurt people they care about but their love is so real,you just can’t hate them for it.
This book will definitely make you laugh,annoyed and swoon.
Levi will be your next favourite book boyfriend.I know there’s no such a thing as a perfect boyfriend but it’s safe to say he’s pretty close to it. Close,only because he tried to ignore his feelings towards Presley to make sure nobody gets hurt.That probably makes me selfish,questioning why he’d give up love just to make his brother happy but … you will understand my point once you read the book 😉
Oh also,you won’t look at peach cobbler in the same way as you used to 😜
