This book is too basic, though in fairness if one reads "First-Time" as "Clueless", this book is for you.
If you've never heard the term "property manager", never rented yourself and aren't aware that money in exceeding money out is the key to success, this is a good introduction.
If you're a reasonably sophisticated individual whose debating a real estate investment and hasn't just inherited a property or suddenly want to learn the basics about the real estate space, this book won't help you fathom that ocean.
All the important topics are introduced but not really covered. You'll get the basics on ROI calculcations, but not be given a typical range. You'll get an overview of tax deductions, but not be in a position to prepare your return. You'll learn that tenant turnover is bad, but not be able to reason about how your turnover compares to others.
It's a launching pad for First Time Landlords, not a landing pad
I suspect better books than this aren't written because those authors can make more money applying their knowledge than sharing it.
